we have a bright and spacious double room available for rent in a quiet flat to share with 2 others. The room, available from 8 March 2021 (earlier entry is possible in early / mid February) is very large and features a charming ornamental fireplace and a press cupboard that has glass panels and a new carpet with a thick underlay. The 3 windows let in a lot of light and provide nice views of the neighbourhood. The room is semi-furnished with a double bed, two wardrobes and chairs. Given the size of the room it can easily be divided up into bedroom, desk space and living space.

The flat has a brand new kitchen, that also serves as the living room, and offers a lot of cupboard space and wonderful views over back gardens and the West of Edinburgh. It also has a TV should you wish to watch the telly whilst cooking. New carpets were installed in all bedrooms recently and the hall. The bathroom will benefit from further renovation work later in the year. It offers a powerful shower above the bath and a window.

The flat is close to shops like Tesco, Sainsbury's, Waitrose and Marks & Spencer Foodhall. Bus routes are the 11, 16 and 23. The city centre is within easy walking distance as are Bruntsfield Links and the Edinburgh Union Canal. We also have gas central heating. The flat is HMO licensed and we rent through a rental agency.

You would be sharing the flat with 2 professionals. Ryan is in his 30s and is a senior infrastructure engineer and enjoys playing computer games in his spare time. Heike is in her late 40s and is currently volunteering for an online arts organisation whilst contemplating a career change and enjoys writing poetry, reading and photography. We enjoy having a chat and catching up on things but otherwise we lead separate lives. We are looking to find the right person to move in with us who ideally likes a clean and quiet flat with the occasional chat and laughter. If you are looking for a long term flat this might be the ideal place for you.

The rent is £445 per month, deposit is £667.50, Council Tax £59.44, Gas & Electric £26.41 each month, Broadband £20 and a yearly payment for the TV-License (due at the end of February) of £52.50.
