2 double rooms to rent in shared flat in a Bruntsfield tenement. Room 1 £490 pcm + £30 bills. Room 2 £510 pcm + £30 bills. Council Tax and internet included. £400 deposit is required in addition to the first month’s rent. Long term rent only. No couples. Both rooms available from the 1 May 2021. We’re happy to rent the rooms to two individuals or to two friends - no couples please.

We have two double rooms to rent in a shared 2nd floor flat in Bruntsfield. Right next to loads of cafés, shops and only 5 mins walk from Bruntsfield Links.

The flat is big and airy with loads of communal space. We have a big kitchen/dining/sitting room area with all the mod cons you might need. Electric cooker, microwave, two fridges, etc.

It is an old Edinburgh flat so doesn’t get roasting, but has gas central heating and is warmer than most in winter. A new bathroom was put in recently and the shower is great.

There is no letting agent, we just sort it out for the landlord who is sound to deal with. Whenever there is a problem he just fixes it straight away.

You would be sharing with 3 other professionals/mature students. At the moment there are 2 of us in the flat - Jenny, who works full time in social research and Ciara, a postgrad textiles student. We are both pretty independent, living different busy lives (well, we were before covid!), but get together, chat, watch movies and have a laugh in the communal area. We’re careful in terms of covid to make sure we keep each other safe.

We are looking for friendly, happy and considerate people to share our home with us. Ideally around about the same age but at least 25+.

Due to the landlord’s insurance policies, you need to be employed full-time, self-employed or a post-graduate student. We would like someone who wants to commit to the flat long term would be willing to stay for at least 6 months. The flat is fully HMO licensed and each room has its own tenancy agreement. The landlord has also informed us that the rent will be raised by 10% in April 2022.
