Huge attic double room with private bathroom and second room (ideal as a personal office/living room space etc) in a friendly and spacious Bruntsfield flat available May 16th. These rooms are all on the top floor, which is not shared with the rest of the flat.

£760 per month. Council tax is included in the rent. Other bills on average are ~£60pcm (gas/elec, broadband), but the energy bills are cheaper during the summer months when the heating is not in use.

The room would be ideal for a professional, aged 30+, looking for a longer term let i. e. 6 months+.

The flat is owned by a private landlord, HMO compliant and is well looked after by the owner as well as by the flatmates. The shared spaces include a large kitchen/living area, hallway, large shared bathroom + 2nd toilet, and laundry room.

There is GCH, high speed broadband/wi-fi and a well equipped kitchen which is kept clean and tidy. We have at least 2 of each type of appliance e. g. 2 washing machines, 2 cookers, 3 fridges etc. Bicycle rack in entrance lobby. Currently 1 resident parking permit available but you can park in the surrounding streets on single yellows outside the hours of M-F 08.30-17.30.

There is a large, shared garden which is well kept. The flat is very close to the park spaces of Bruntsfield links and the Meadows.

The current flatmates are 3 girls and 2 guys (31-37 yrs) and are all professionals. We would prefer to share with someone who is a similar age. It's a fairly quiet flat during the week as we all work. We all do our own thing but get along well and are sociable e. g. get together for things like trips to the pub, BBQs, Xmas dinner, birthday drinks or day trips to the Highlands etc. The vibe is mellow and friendly.
