Professional room in large Bruntsfield flat

We have a room available in our five bed flat top floor flat, right in the heart of Bruntsfield. We are a group of four professionals in our 30s, we are Kiwi, Irish and English. We work in finance, government and policy. We are friendly and easy going, and like to keep the flat clean and tidy. When schedules allow, we get together for dinners, TV/movies, board games or a pub quiz. We will be 3 female and 1 male so looking for another male to keep a bit of gender balance as it has been working well for us so far.

The flat is in good condition, we have a spacious kitchen/living area which is a great place to chill after work and a shared garden downstairs. We have 2x stoves, 2x ovens, 2x fridges, a microwave, dishwasher, washing machine and a large table that doubles as extra bench space. The flat has a full bathroom including an actual bath, and an extra separate toilet off the hall. The room itself is lovely, it is spacious and comes with a desk, bed and mattress, and a wardrobe. There are a couple supermarkets within walking distance and bus stops basically at the front door, and a very short walk away from the Bruntsfield links.

We are a sociable and friendly bunch but also respect each other's privacy. Communal areas are kept clean and tidy, with everyone tidying up after themselves. We take turns cleaning the communal areas like the kitchen, hoovering the hall and cleaning bathrooms on a rota, which works out only having to clean the communal areas every 5 weeks (score), we are looking for someone of a similar mindset who will pitch in and help out!

The rent of the room is £610 pcm for the room and covers most bills including council tax and broadband. Shared bills (gas + electric) work out around £35 per month (on average, more in the winter and less in summer) the deposit is £400.
