Small double room facing garden

NB. We are only looking for postgraduate students (ideally PhD students) who are 26+ to fit with the current household and for council tax reasons. Thanks!

Quiet small double room facing garden available from 1st February.

The room is furnished with a double bed, small wardrobe, desk, bookshelf, and storage drawer under the bed. There is an additional cupboard in the hallway for this room to make up for the smaller wardrobe/space (as well as a shared box room also in the hallway for additional storage).

The flat has three bedrooms and is on the second floor. There is a shared garden which is well-maintained and nice to sit out in with a cup of tea in summer. The flat is just off of Bruntsfield Place, with Sainsburys right opposite and plenty of nice cafes, restaurants, and green spaces within a few minutes walk. George Square is 20 mins walk across the meadows and there are great bus links across the city from right outside the flat.

The landlord is nice and responsive to any issues.

Costs:
- Rent is £600 including WiFi
- Gas and electricity not included in rent and currently £45 each (though these may change depending on new suppliers etc.)

The current flatmate has been in the flat for over two years and is doing a PhD in engineering.

There is one other larger room available in the flat (see other ad if interested).

We are looking for friendly and considerate flatmates who will take good care of the flat and keep up the homely atmosphere. We would prefer PhD students but are also open to other postgrads.
