I'm a single female academic, with a double room to let in lovely period maindoor flat with direct garden access Room has front morning sun, double bed, wardrobe, desk, chair, chest of drawers , extra storage, mirror, stripped wooden floors. Bedding & towels available if desired !

The flat is located in a leafy cul de sac , but still only minutes from the lovely shops, supermarkets, restaurants and cafes in both Bruntsfield and Tollcross and an easy walk ( 15-20 mins) from Ed Uni or Napier. It also has a sunny deck, and front and back gardens, wi fi, dishwasher, newly installed marble-topped kitchen, new boiler and tumble dryer, excellent shower, and basically all mod cons. I have a lovely cat ( Rona, adorable 😀) so need someone who likes cats ! There's also a spare v small single bedroom for visitors and a load of storage in the cellar.

Rent is £700pcm which includes broadband, gas and electricity and cleaner. And council tax is extra if you are a working person.

I’m happy with a working person or a postgraduate student/PhD but will consider a mature exchange student.. Female only though please.

I like cooking and sharing a glass of wine or a film , but also need space to chill out. I am quite often working from home and also travel a bit. The house has lots of space and is at the end of a lovely quiet cul de sac where you can hear the birds sing : )
