Location- This is a property situated in the leafy, bustling and friendly neighbourhood of Bruntsfield in the heart of Edinburgh

Accommodation:
The property has an HMO License ref. # 366088/230/29121 and suitable for three persons.
Clean and good decor, the flat comprises large entrance hall, 3 extra large & well equipped bedrooms with a clean, comfortable double bed in each. (Bedding can be provided at purchase cost on request.)

The room on offer is featured with the advert, is tastefully decorated and comprising comfortable reclining arm chair, double wardrobe, comfortable double bed & bedside table. There is also ample book shelving above a large work desk and comfortable swivel office chair. A further large storage area (10 sq. m) also available over the room entrance.

All Bedroom doors are supplied with security keys.

Being on the 3rd floor, not top, this quiet room looks on to well maintained and fully accessible communal gardens for relaxation & a drying green.
Neighbours are friendly, & participate in stair cleaning and a garden maintenance program. All inclusive in the cost of the rent.

The kitchen/Dining room is fully equipped with all necessary appliances including cooking utensils & crockery & semi-circular dining table with good upholstered seating for a minimum of three persons.

The bathroom has bathing & showering facilities with ample storage and shelving for three persons
The hall has additional storage if required.

Tenants: You will share the flat with Sofia (Swiss) & Carlijn (Netherlands) two mature and delightful female students with good English ready to make the new tenant welcome.

Utilities:
Included in the rent are the maintenance of the communal gardens, cleaning of the communal stair and the cleaning of room windows.

WiFi, Gas & electric utilities currently all together average £50.00/calendar month. Utilities are read by a ‘smart Meter’ for accurate billing & are shared equally: 1/3 each.

A security deposit of £580.00 will be held by ‘Deposit Scotland’
A Standard HMO approved contract will be provided.

Amenities-There are an array of different shops just a min up to the main transport corridor of Bruntsfield place: Cafes, bars, grocers, bakers, butchers, fish shops, mini supermarkets, post office hair dressers & barbers etc. There is also several supermarkets, one less than 5 mins by bus in the Morningside area.

Churches. There are several good churches in the immediate locality the nearest being Bruntsfield Evangelical within 1 min walk. and Holy Corner 8mins walk

Transport- There are at least two main bus routes to the city center and the main tourist sites as well as away from the center The following can be reached by bus: Edinburgh University main building-5 mins, Herriot Watt Uni. 15 mins, Edinburgh Royal Infirmary-15mins., Dental Hospital-7mins., Napier University -7mins. walking, Kings Buildings 25mins walk

Parking- There is free parking at certain off peak times and ticket parking at other times. A Parking permit can also be obtained if required.

Recreation The tree lined meadow is within 3 mins walk with tennis courts, playing fields, mini golf & a swing park. Bus times: Edinburgh Castle, The Historical High Street & Edinburgh Cathedral all in under 10mins., Skiing at Hillend all year round-12 min., Edinburgh Olympic swim pool-10mins., Meadow bank & Craiglockart sports centres-10mins., The Edinburgh Film House and several other large cinemas+ within 3mins. The room is for one student tenant and is not available to couples.

About us! We are Sofia & Carlijn
We are fairly easy going (20 somethings!) and enjoy an occasional get together. Ideally, we hope for another girl who’s easy going but also prepared to share in keeping the flat and communal areas clean. We really enjoy living here and would want to ensure we can all get along well together. So let’s set up a time to meet at the flat, we can show you around and let you decide.
