New-Build House in Liberton (postgrad preferred)

Really nice 3 bedroom new-build in the Liberton area close to Edinburgh University Kings Buildings and Royal Infirmary of Edinburgh. The house is two years old and so shiny new.

The house has:
- kitchen
- combined living/dining room,
- three double bedrooms,
- downstairs toilet
- first-floor bathroom with separate bath and shower*
- garden
* my room also has ensuite, so you will be sharing bath/shower with one housemate.

There are bus services into and out of Edinburgh centre very regularly. During the day, they leave every ~10mins and during the night, every ~30mins. The bus to Waverley takes 20 mins, and is only 2 minutes' walk from the house, or a 1 minute jog if you're running late. There are also buses out to the big shops on the edge of town, and they also take ~20 mins. And parking space is free.] and plentiful.

The room available is fits a double bed with room to spare, but the other rooms are bigger. Because of this you will get first dibs on the dining/living room table as a work space if working from home..

Prices listed are for the room and internet and tv license. Bills will be on top of this and come in at about £20-30 per month per person

The current residents are two male PhD students. One Northern Irish the other Spanish. One bi and the other with bi-wife energy, so we're a socially accepting house and have our masculinity in check. Both of us are in our final year of research. We're looking for another postgrad or mature student housemate, for council tax reasons.

In terms of working arrangements, Housemate 2 mostly works in a lab. I mostly work from home but am slowly returning to hybrid. We are both double jabbed because it is the only sensible way to be.

We're pretty social and spend evenings gathered in the living room whenever we're both around. We are fairly fairly clean & tidy (but nothing too crazy) and are hoping to find someone similar.
