Large and attractive double room available in a lovely Georgian New Town flat.

The flat would suit a friendly professional woman or man who is comfortable living in a quiet flat and happy to share in keeping the flat generally clean and tidy (there is a professional cleaner who comes once a week). Although there are no dogs staying, we both like dogs and do occasionally have one staying (a friendly 1yr old lurcher). The flat would suit a professional who is happy being in their own company but enjoys living with two other friendly people also doing their own thing.

There are two of us in the flat (friends - male and female). Chris' background is Third Sector / Overseas Development work and now an Energy Practitioner (Emotional Freedom Techniques, .EFT). Stephanie's background is also Third Sector, and now main interests in plants, botany and gardening.

There are three bedrooms. A large kitchen, shared spacious lounge with a real fire, a bathroom/shower and a separate toilet (Chris has his own ensuite). The flat is quiet and full of character in a friendly, clean and safe stairwell. It is on the top floor and is East / West facing. The bedroom advertised is west facing and gets the afternoon and evening sun.

There is broadband, no TV but there is a DVD player in the lounge; the flat is strictly no smoking; it is 3rd floor with 68 steps.

There is parking available - either parking permit (you would need to apply for one) or meter.

There is access to a pretty well tended communal garden to the rear.

The flat is very convenient for transport, with bus stops very close by. 15 minutes walk to Princes Street. Stockbridge, and the Botanical Gardens are all 10 minutes walk away, and the Water of Leith is close.

There is a deposit required of £800. All bills are included in the monthly rent apart from wood for the fireplace, which when we buy it we simply share the cost.
