Lovely double room in shared flat

We have a lovely double room available in our homely three-bed flat from the end of December/beginning of January. The room is quite large and comes with a small double bed, bedside table, built-in shelves, clothes rail, and desk. (Please note that the other furniture in the pictures will be gone as it belongs to our current flatmate!)

The flat has an open-plan living room/kitchen, modern bathroom, cupboards for storage, and a plot in the back garden. It's very well-maintained by an excellent landlady. It's in a great location - about a 30 minute walk to the city centre, close to Arthur's Seat, the Meadows, and Cameron Toll, with plenty of bus routes from the main roads on either side of the street for easy access to the rest of the city.

We're both very friendly and easy-going and like to keep the place clean and tidy. We tend to be quite busy during the week but we enjoy hanging out and having a chat, while also respecting each other's space. We really enjoy the homely feel that we've got in the flat, so we're hoping to find someone who's looking for the same! For council tax reasons we'd prefer a professional.

For the money side of things - the rent is £440 and bills are on average around £100 a month for council tax, gas, electricity, internet, and stair maintenance. The room is available from the end of December but there is flexibility around the move-in date.
