Double Room In Good, Quiet Location

The room:

I have a good-sized double room available in my flat. It comes furnished with a small double bed, bedside table, chest of drawers, new bedding and built in wardrobe. The room (and most of the flat) has been nearly decorated. The room is overlooking the shared communal garden area and is very bright with good views.

The flat:

There is a shared bathroom with bath/shower and wc. There is an additional wet room with it's own shower, wc and sink. You will also have use of a shared living room and kitchen. There is free on-street parking in close proximity. The flat has:

The flat has three bedrooms and I currently have one other flatmate.

The area:
The flat is located in a quiet area of Slateford/Westfield. There is easy access to the city centre from both Slateford road (bus numbers 4/34/35/44/300) and Gorgie road (bus numbers 2/3/25/30/33 to name a few). There is also a very good night service to both roads. The buses also go to Edinburgh college, Heriot-Watt, Napier university, Edinburgh university and the airport.

The area is well served by numerous supermarkets within walking distance and a variety of gyms close by.

You:

I am looking for a mature student or professional who is willing to do their bit to keep both their room and the communal areas clean, tidy and peaceful and is conscious of being a respectful neighbour. Sorry but only non smokers and no couples or pets.

Me:

I work full time and am in my late 20s. I am a active gym member and enjoy eating out.
