Room for rent near Haymarket

Looking for a professional female to take over the second double room in a large two bed flat near Haymarket available September 8, 2019.

ABOUT THE FLAT:
The room is located in a partially furnished 2 double bedroomed apartment on the first floor of a tenement building. The flat has all the furnishing you’d need, however all have been left by previous tenants and owners and as such they are not replaceable by the landlord. This is one of the reasons the rent is quite reasonable. I have lived in the flat for a year and not had to replace anything, but just a heads up.

The property comprises of 2 double bedrooms, a hallway, a large bright living room, a bathroom with bath/shower, a full kitchen, and a washing machine.

The flat is located just off Dalry Rd, and is a 5 minute walk to Haymarket train station, a 15 minute walk to Princes Street, and within 30-60 minutes walking of pretty much every central area of the city. Lidl is right around the corner, Co-op is across the street, and there is a Sainsbury’s and Tesco close by. The flat is also near the Fountain Park entertainment complex (which has a lovely gym that I go to), and surrounded by a number of highly rated restaurants (which we can check out together if you’d like!).

This property is owned privately and the landlord is very nice and easy to contact.

Rent: £440 + bills (roughly £110, but may be less as I am looking to switch providers)

WHAT I AM LOOKING FOR:
Ideally a female young professional like myself who is neat, clean, and easy going. Intention to be in the flat long term (i. e. 12 months or longer) is preferred.

Unfortunately unless you are willing to pitch for council tax, I would not be interested in living with a student. No couples please.

ABOUT ME:
I am a 26 year old from Canada and work as a public health researcher at Edinburgh Uni. I am an ex personal trainer who enjoys running, working out and staying in with wine and a movie.

I am super chill (and nice, I am Canadian after all!), insanely clean and don't have much stuff (if you are super neat we will get along very well). I can be quite social, but I do like my space.
