Room in Holyrood area - Students?

Clean and considerate person wanted for a furnished double bedroom in a cozy and bright 2 bedrooms flat over 2 floors with stunning view on Arthur's Seat.

£475 + bills + I am trying to figure out the council tax

So far both me and my previous flatmate have been professionals and the total cost was £550 each, but from October I will be studying full time and working part time and I am not exactly sure of what happens in terms of council tax in this case.

The flat is not mine and the lease will be through an agency.

5-10 minutes from the Royal Mile, 4 minutes from Pleasance Gym, 4 minutes from Lidl. Right in the city centre but also just off Holyrood Park.

The room comes furnished, with a double bed, a bedside table, a desk, a small built in wardrobe (but there is a bigger one in the corridor for you to use) and a full lenght mirror.

Well equipped kitchen with a variety of appliances (dishwasher, microwave, big fridge, freezer, gas stove, oven, electric steamer...).

Shared bathroom with nice bathtub.

Spacious living room with amazing view on Salisbury Crags, a big television and an exercise bike.

There is additional storage space in the attic and a locked communal storage area to store bikes or hang clothes to dry.

You would be sharing with only one person.

About me:

I'm Chiara, I'm 28 and I'm originally from Milan, Italy.
My interests include cooking (vegan), music, gaming, reading random stuff and sports as hiking, cycling and unsuccessful bouldering attempts.
I don't really drink and I do not smoke. I like to keep my home clean and tidy.
Sometimes I might have visitors (lockdown rules permitting), but I am a considerate person and I am very respectful of other's people privacy.
I am on the introverted side and I need some time alone, but ideally I would like to find a flatmate that I can be friend with, to have a chat or share a meal together sometimes.
The most important thing for me is just to be comfortable with the person I am living with, really.

I'll be studying for an online Master's, so I'll need to keep the flat reasonably quiet.
