Double room inc Bathroom

I have a double room and private bathroom available in EH6 area.
The room is a large double with built in cupboard storage. There is currently a king size bed in there and I plan on adding in a couple of other bits of furniture prior to letting it out like drawers, bedside unit etc. The room would come with your own private bathroom also (it isn’t a en-suite it is just across the hall) but as my room has an ensuite I never use this bathroom either so it would be all yours with bath and overhead shower. The Livingroom and kitchen is open plan and fully furnished with dining table area included too. The flat is a new build and is modern decor. Its also no smoking indoor and no pets. I’m right outside a great bus route where you can get to pretty much anywhere in Edinburgh regularly.
I myself am 30, I work nearby Monday to Friday 8-4 and then in the gym for an hour afterwards. I don’t do much during the week usually I’m in bed pretty early most evenings if I'm not seeing friends.
