Spacious, double master bedroom with en-suite in extremely quiet, central, canal side, Edinburgh flat.

Details:

Available from 12th of February. Rent includes all bills. Deposit is required. No pets please but animal lovers are welcome as we have our own indoor only house cat, who has a lovely character and mainly keeps to herself.

Requirements:

The room is available for 1 professional only aged 25 or older, non-smoker, in full-time employment, who is easy going, friendly, considerate, but also happy in their own company and doesn't mind a cat being in the flat.

The Room:

The large master bedroom is within an extremely quiet, well insulated, canal side, modern building in a factored development with weekly stairwell cleaning and private gardens. The room is furnished with solid oak furniture, a double bed, large chest of drawers, desk, shelf and large built in sliding wardrobe giving lots of storage space. The mattress is comfortable and should provide a great night's sleep. The en-suite features a walk in shower, sink, toilet and solid oak bathroom cupboard. All room doors are fitted with locks to guarantee privacy and peace of mind.

The Flat:

Solid oak flooring and furniture continues throughout the flat. The kitchen provides a large fridge freezer, toaster, microwave, Tassimo coffee machine, washing machine, dishwasher, small diner table and there is a dedicated tumble dryer situated in the hall cupboard.

The cosy lounge is great for reading a book or watching movies or Netfiix. Alternatively we can lay out the lounge as a dining room if that is preferable. The room has ample shelving for books, games, Blu-rays etc. For entertainment there is a 55" 4k HDR Smart TV with Nvidia Shield for films, TV or games and excellent quality Q Acoustics speakers. You will also find the Internet router in the lounge, making it easily accessible if rebooting is required for some reason. The Internet is provided by Virgin and the speed is greater than 100 Mbps.

In the hall there is a wine table where we keep our drinks and you are welcome to keep your drinks there too. We are not fussy drinkers but will usually enjoy a gin and tonic, vodka with fruit, rum and coke or just a nice cold beer. There's also a shoe and coat rack if you wish to use it.

The flat is on the ground floor so easily accessible but also very secure due to the hedges of the maintained gardens surrounding the exterior of the flat. Directly outside you will find a terrace/balcony overlooking the canal where it's great on a nice day. At the rear of the flat you can enjoy the private gardens where it's nice to have a drink or lunch and sit in the sun.

The flat has a dedicated car parking space but we own a car so it is currently occupied with our own car.

Who We Are:

You will be sharing with an easy going, quiet, professional couple (both 34). One of us is a Marketing Director and the other a book Illustrator. We are into anything related to creativity, technology or media. We both work full-tme from home. We keep to ourselves mostly but love to chat over a drink or meal, or watch a film and play some games now and again. We are very used to flat shares and have been living with flat mates for over 15 years in Edinburgh and also Dundee. We are both non-smokers.

Amenities:

The town centre is a short walk away and most conveniently via walking along the canal to Fountainbridge, leading to Lothian Road.

The 10 and 27 bus routes are within 2 minutes walking distance. The Meadows and 11, 15, 16, 23, 36 and 45 bus routes are within 8 minutes walking distance.

Haymarket railway station and 100 Airlink bus to Edinburgh Airport are within 14 minutes walking distance.

There are lovely coffee shops at Bruntsfield and the Meadows, great restaurants, and also supermarkets within 5 minutes walking distance (Sainsbury's and Tesco). Cineworld Cinema and the restaurants and gym at Fountain Park are also within 5 minutes walking distance.

The canal is excellent for walking, running, cycling or canoeing and connects with the Water of Leith for those wanting to take a long trip down the canal. It also leads to Harrison Park, a nice place for BBQs during summer.
