£30 per night, £200 per week

Double occupancy:
£40 per night, £250 per week

The room has a double bed, large built-in wardrobe, desk and TV with Freeview. The private en-suite shower room has an excellent Mira shower in a large stall and a shaver socket. Bedding, towels and hair dryer provided.

The two-bedroom flat comprises the landlady's quarters, a cosy shared sitting room with streamed TV services and a comfortable eat-in kitchen with dishwasher and washer/dryer. You will have allocated cupboard, fridge and freezer space and access to all kitchen equipment.

The flat is on the 2nd floor of a serviced block with a lift and views of the Water of Leith. Powderhall Village is conveniently located just a five minute walk from Lidl and Tesco at Canonmills and is also very close to the lovely green spaces of the Royal Botanic Gardens, St Mark's Park and the Water of Leith walkway.

Nearby bus routes include 8, 11, 23, 27 and 36.

Canonmills is just to the north east of the city centre, only one mile, via the vibrant shops, pubs and restaurants of Broughton Street, from the top of Leith Walk, the Edinburgh Playhouse, Omni Centre cinema and the new St James Centre.

It is a mile and a half from Waverley Station, Princes Street and George Street. It is also just a mile from Stockbridge village with its Sunday farmers' market, independent shops and high quality places to eat.

Cinemas, theatres, restaurants, pubs, art galleries and museums are all open at the moment and the open spaces of Holyrood Park, Calton Hill, Inverleith Park and the Meadows are all wonderful to visit not only during the day but also in our lovely light evenings. The sun sets around 10pm in July in Edinburgh!
