Students Room Available In Edinburgh

Hello everyone!! We have a room available in our flat.
THIS ROOM IS ONE YEAR CONTRACT.
It is very nice and cozy room, you have enough space to move around, the toilet its just next door.
This is a two floors flat. The price as I said is 340£ plus bills. The bills are on average £100 per person per month MAX. ( DHRING WINTER)
I am looking only for students, as our flat it's a student flat so we don't pay the council tax.
We don't accept couples, as there are couples already living here which means the rent is cheaper but they might leave. Also my boyfriend is here at the moment.
We are a German girl, and his boyfriend from Ireland, and my boyfriend ( from Slovakia), and the 3 new tennants coming. For this reason I would prefer not Spanish people as I am Spanish myself. The flat has a big kitchen downstairs, a toilet, and a living room. Upstairs we have another toilet, both with showers.
The flat is ubicated in Slateford Station which we have just in front of us a big supermarket, Asda, and 5 mins away we have Aldi, Poundland, Mark and Spencer, Costa..

The buses are 4,44,34,300,35 and N44, N4 and N34.

We are very close to Napier University and Heriot watt University as well.
