Hi, I'm moving out of my flat on 30th August and looking for replacement. We're renting from Grant Property and swapping won't be a problem with them (I'll end my lease and you'll sign yours).
It's a main door (ground floor) flat opposite the Commonwealth Pool (close to Pollock Halls, Kings Buildings, Central Campus, uni gym and plenty of shops around). It's £520 per month and bills + Internet come to about £35 per month. My two flatmates are both PhD students in chemistry, so ideally we're looking for an undergraduate or postgraduate student to avoid Council Tax.
The room is small but cosy. It's ground floor, but window's on the side, so there's no noise and no one goes there. It's pretty warm too, which is pretty rare in Edinburgh. The flat also has plenty of storage room, there's a bathroom with bath and shower, kitchen/living room with all appliances provided (there's a dishwasher too!). TV with Chromecast included.
