Room available in West End/Haymarket.

The room has a double bed, double wardrobe and a stunning view of the castle. It is very centrally located, with a 5 minute walk to Lothian Road and Princes Street, and a 3 minute walk to the West End tram stop and various bus links.

The flat is on the third floor of a Georgian property, it has a large kitchen and separate living room both with views of the castle, a bathroom with a standalone shower as well as a bath, and there is a 2nd toilet off the hall. There are an additional 3 storage cupboards and gas central heating.

Rent is £400 per month and bills come to around £100 per month (council tax, gas, electric and wifi). We don't have a TV so we don't have a license.

The flat has four bedrooms and is HMO licensed for four people only. You will be sharing with 3 professionals; 2 guys and a girl. We are all pretty laid back, friendly and tidy and all work during the week during normal times (from home during lockdown though). We are looking for another professional to join us, please note that our landlord does not allow couples in this property therefore we would be looking for one occupant for the room. We would prefer a professional rather than a student - preferably over 25.

We are looking for someone to move in on Wednesday the 1st of July however arrangements could possibly be made to move in sooner as our current flatmate should be out before then.

The landlord will require a deposit of £500, a previous landlord or character reference and an employment reference.

Due to the current difficult circumstances, in order to observe current social distancing guidelines, we will be doing the initial individual viewings via video chat during which we would like to show you the house, briefly get to know one another, and answer any questions you might have.

If all parties decide to move to the next step, then we would invite you for a physical viewing at a later stage. Please understand that this is necessary in order to reduce the amount of people coming into our home to the absolute minimum :)
