Lovely double room & bathroom to let in West End

I have a spare room available in a lovely flat in the West End (Palmerston Place) available from August 25th. It's 675 GBP/month + bills & internet, and a damage deposit due upon moving in (675 GBP).

Both students and professionals are welcome! For professionals: Council tax band E.

The flat itself has two bedrooms and two bathrooms (yours would have a skylight), and the room for rent has a super king bed and a massive closet, with storage space up to the ceiling in shelves! The flat also has a dishwasher, washing machine (of course!), espresso machine, loads of fridge/freezer space, a gas stove & double oven, a fully functional fireplace, and is on the 3rd floor right across the street from St. Mary's cathedral (balcony included), so you can have nice views with your morning coffee. The flat also has a ton of natural light, and both bedrooms have views into a courtyard full of trees and gardens.

The location itself is about a 5-minute walk to Dean Village/the Water of Leith Walkway, which is about as scenic as you can get for running routes! We're also within walking distance of Princes Street/all associated shops & amenities, gyms, the university, Western General hospital... it's right in the middle of everything; the location pretty much couldn't be better!

A bit about me: I'm Canadian and moved here for my PhD (in cancer research) at Edinburgh Uni last year! I love hiking, reading, napping (especially), Netflix, exploring, the occasional bag of cans (I'm assimilating), and trying new things :) I'm happy to be friendly but love my alone time too, so pretty easy-going that way. I'm quite clean and just like having a nice place to come home to, so I would be a really good match with someone similar. I'm honestly quite easy to get on with, just hoping to share this space with someone that can help me keep it feeling like home :)
