Room for rent within an amazing waterfront flat

I have a room becoming available soon within my flat at the Granton waterfront in Edinburgh. My flatmate is moving out and I am definitely not leaving one of the nicest apartments I've ever lived in.

With some of the best views in the city, I've been in this property since February and love everything about it. Unlike a lot of places in Edinburgh, there are absolutely no issues with getting parked and you don't require a permit either. The flat is on the fifth floor and there's a lift available too. We have a private balcony where you can enjoy views of the sunrise over breakfast or the city lights when the nights fall in.

The flat is fully furnished including all sorts of kitchen gadgets and more importantly, storage space! It's nice and cosy and is very bright too, something I've found to be quite a positive when we were in lockdown a few months ago.

The bedroom available is a double-room with an en-suite bathroom. I have my own bathroom which also is available for any guests. There is a bed, bedside tables, a chest of drawers and a double wardrobe too.

The total cost each month is just slightly over £700 depending on what the gas/electricity bills are and that also includes 300mb broadband and the full sports package on our livingroom TV. The rest is rent, council tax, and TV Licence.

I am a 35 year old laid back guy who is also very house proud. I like to keep things clean and it's only fair that these duties are shared between us. I work in the tourism industry (my job is a 2 minute walk from here) and when things are hopefully back to 'normal', there will be times when you get the place to yourself for 4/5/6 days a week. I get along with pretty much everyone I meet and I just want a nice chilled out life where possible.

I'd prefer to share with a non-smoker but if you do then it has to be on the balcony and nowhere inside, even if it's miserable outside. Looking for someone who'd prefer to stay a bit longer term too but will consider all options!

With regards to the flat, for those who don't drive, there are excellent bus links to the city all within a two minute walk (Granton Square) with buses going quite literally in all directions. There are supermarkets within a short drive and a 24 hour gym is a 10 minute walk - next to Morrisons.

Getting to the city centre is easy too and only takes around 10 minutes in the car. If you were to ever get a taxi from here to George Street, it only costs about £10 too so not bad at all for heading out. Leith is just along the coast and probably costs about the same - although buses are much cheaper!

We are also very close to the waterfront foot/cycle path that takes you along to the picturesque Cramond Island.
