The flat is in a modern complex with parking and plenty of nearby green space. There is a wide mix of residents, with the bulk being young families and other professionals.

The agent for the tenancy is Braemore Lettings and is a joint tenancy. I will be moving out and need someone to replace me in the tenancy. Flexible move-in date but any new tenancy will start officially on the 19th of the month.

The room comes with a double bed, desk and a built-in wardrobe. As the other room is an en-suite the bathroom is effectively private. Current flatmate is very clean, quiet and respectful. He is also working from home and has flexible work arrangements.

Rent is £400 excluding bills. When all bills are considered it is approximately £520 a month. Deposit of £487.50 is required, along with a reference.

Within a 10 minute walk of Fort Kinnaird and the Asda superstore at The Jewel. A convenience store, takeaway and Farmfoods nearby as well.

Within 30 mins bus ride to the city centre via the 2 & 30, with The Jewel being a short walk away for the 4, X5, X7 and 104. 15 minutes on the 21 to the Royal Infirmary, and a direct bus link to Edinburgh Airport as well on the 400.
