Ensuite room (Arthur seat view)

Hi guys,

I have an ensuite room in a two-bedroom flat available from 01.05.2022. It has a perfect location, EH8, 10 min to Meadowbank shopping center and 5 min to Holyrood Park. It's a new build, top floor, 3rd floor, no lift, I like to keep the flat warm, so I'm not saving on the heating during winter time. The bathroom floor is brand new. Mind that the desk and chair won't be in the room instead will be a white chest of drawers, the same as is in the living room.

I'm looking for someone tidy, respectful. I recycle rubbish so I expect you to do that too and take the bins out regularly. There are 3 bins plus glass.
I'm a 26 years old, I work full time in hospitality, usually work Wednesday - Sunday. I enjoy cooking, keeping fit, walks (which is great as nearby is Holyrood park and then duddingston park).

The rent is only 400, bulb (electricity&gas) £141.26 (after the increase), sky 28.50. CT is band E, monthly will be roughly £200. All bills comes around £600.
