Hello everyone! I am looking to rent out my room as I am moving abroad over the summer. You will be sharing with my current flatmate as she will continue to stay at the flat. Viewings will therefore be conducted by myself and My-Y (pronounced Me-e).

The flat is located on Hermand Street in the Slateford area. Bus services into the city centre and elsewhere; and also, a Lidl supermarket can be found a 5 minute walk away on Slateford Road. There are a number of pubs and restaurants in the surrounding area, and the Fountainpark complex is not far either.

The flat is part of a modern building, approx. 18 years old and on the 2nd floor. Shared rooms include the Living Room and Kitchen. There's a dining area for 2 people within the Living Room. There is also private parking available (which includes 1 resident permit and 1 visitor permit) and a bike storage shed.
Your bedroom has a double bed, a built-in wardrobe, bed side tables and further storage space under the bed. You will effectively have exclusive access to the main bathroom (WC, bath, shower) within the flat because My-Y has an ensuite WC with shower. The bathroom is titled 'Main Bathroom' in the pictures.

As I’ll be away, I have decided to use Umega Letting Agents to manage my property. The rent is set at £1,450pm for the 2 bedroom flat, so you will pay £725pm. This doesn’t include council tax or utilities. The Council Tax Band is D. You will deal with Umega in terms of paying rent/maintenance/other issues relating to the flat going forward. Whilst you will pay your share, the responsibility will lie with both you and My-Y to pay the full rent per month as well as the council tax and utilities. The monthly gas/electricity bills are usually quite reasonable when split as the building is quite well insulated, I've not used the heating that much in general.

Hi , I am My-Y and from Belgium (doesn't look like it though). I am sort of a reserved person so I understand the 'me time' . Though I don't mind chatting and doing activities outside together if you want .
Sometimes I can be a homebody, sometimes I can be found waking up really early to go on day trips.
I enjoy cycling , reading, crocheting, going on walks, listening to music and watching K-dramas .
I have a sweet tooth so you will probably get sweets from me from time to time :)
