Double Bedroom Available In Central Flat

From 14th September onwards we have a double room available in a three bed flat on Leith Walk. Although the flat is a 3 bedroom flat it is not HMO registered meaning there will only be two occupied rooms and, effectively, a spare bedroom in addition to a home office/study room.

The Layout: Please refer to the floorplan in the photos.
The Flat: 1st floor flat extending to around 110 sqm (1185 sq ft). Entrance to the building is via electronic access tag, the communal stairwell is in good condition and has quite new motion sensing lighting that automatically switched on at all times of the day. Entrance to the flat via normal key. There are three primary bedrooms, large living room, kitchen/dining room, large hallway with cloakroom and bathroom, and a home office/study. Mixture of gas central heating and programmable electric radiators.

- Kitchen. Large, also has a pantry, and large dining table big enough to accommodate 8-10 people at a time. Units inc a washing machine, dishwasher, tall fridge/freezer, scotch airer (ceiling clothes hanger), gas hob and electric oven/grill. Large window facing out over gardens.

- Bathroom - contains a large bath, and separate shower with two shower heads, one of those big 'rain' ones and a normal power shower style shower head.

- Living room - two sofas, fireplace, 39" Smart TV, double windows (with floor length blackout curtains)

- Home office (box room) is large enough o be a bedroom but used for home office, contains a desk and two doors – one into entrance hall and one glass door and windows into the sitting room providing plenty of natural light.

- Bedroom 2 – guest/spare bedroom, contains a double bed, chest of drawers, two mirrors, wardrobe, electric radiator, large south facing window with floor length blackout curtains.

The Room - Bedroom 3 – ‘The Yellow Room’ is 10.3 sqm (110sq ft), comes with a double frame bed + headboard (against wall on one side) wardrobe, 5 drawer chest of drawers, chair, big mirror, bedside lamp + undershelf lighting, radiator. South facing, so gets the light in the morning. Large window with floor length blackout curtains, facing out to the shared garden.

The Location:
On street parking within 50m of the flat- no permits are required. ScotMid and Sainsburys supermarkets are across the road, as is PureGym. All the main bus routes on Leith walk stop within a block of the flat. All manner of restaurants within 100 meters either side of the flat. 15 minutes walk up the hill into Waverley train Station and about 15 minutes’ walk down hill to The Shore.
The Leith Walk tram work construction near the flat has now finished and following testing trams are due to be operational in Spring 2023. There is a tram stop around 250m from the flat providing easy and quick connections between Ocean Terminal – City Centre – Gyle/Gogarburn/Parkway – Airport.

Rent includes: gas and electricality, and high speed broadband (Virgin). Council tax split amongst two tenants.

Who are we looking for? Postgraduate student or young professional who is clean/tidy and respectful of others. It is preferred to rent the room to an individual, although couples can be considered although will necessitate a slightly higher rent. It is preferred to rent the room for a minimum period of 6 months, although shorter lets can be considered.

Currant tenant: Ninon is originally French, and has been living in the flat for three years whilst competing a postgraduate course and then working in Edinburgh, she occupies Bedroom 1.

Me: I am the landlord, I lived in the flat for several years before moving out to Fife and it has been rented out ever since. I am always contactable and should any issues with the flat arise will immediately sort them out.
