Double room in shared flat

Hi! We have a double room available from February 1st.
Great location, between Morningside and FoutainPark. (EH10)
30min walk from Princess Street, several connecting buses to the main areas of the city.
It would be nice to have someone who is up for dinners or hanging out sometimes , we respect each other’s privacy though of course:) we also have a large double room and projector to watch films
The flat is big with a common kitchen , and the toilet separated from the bathroom. looking for a new flatmate that is clean, organised and non-smoking. Ideally professionals for council tax reasons, however we would consider students upon some conditions.
( We are 1 student ( f) and 2 professionals (m, m))

The private landlord may ask, along with the passport, for pre settlement / settlement status
(Sorry, no couples/ no pets. )

Rent: £ 390 + bills (more or less £ 150£)
