We have a bright and spacious double room available in our well-maintained 3-bedroom flat located in a quiet and convenient part of Newington – just a 10-minute walk to Cameron Toll and less than a minute from a bus stop with regular service to the city centre.

• £765/month – includes WiFi, council tax, and weekly cleaning of shared spaces
• Comes furnished with a double bed, desk, sofa and wardrobe but you’re welcome to decorate or rearrange it to your taste
• Lots of natural light and enough space to feel at home
• Utilities (gas & electricity):
• Winter: ~£60–75/month (depending on heating use)
• Rest of year: ~£25–35/month

• Two floors, two toilets, large kitchen, spacious living room
• Plenty of storage space, plus two storage rooms and a big fridge/freezer
• Front and back gardens – low maintenance (just a little tidy-up now and then – tools provided)
• Off-street parking available

👥 About Us:

You’ll be living with two flatmates:
• Xavi (me!) – 27, originally from Ecuador. I’m a machine technician who enjoys gym, travelling, cooking, video games, and reading. I’m easygoing, clean, and respectful of others’ space.
• Shauna, 22. Very tidy, quiet, and respectful. She’s such a great flatmate, super nice and always down for a chat.

We both enjoy a calm, clean living environment and value open communication, mutual respect, and personal space.
