My little flat is available to let from the 24th of May.

Some of the floor boards are a bit shoogly. The walls are quite thin so intermittently you will hear the neighbours, footfall in the stair and the communal doors closing. The entrance to the tenement is not particularly welcoming.

Double glazed windows, Worcester combi boiler and fresh decoration. Four of the walls have recently been insulated. The flat meets all current safety regulations including interlinked smoke detectors and a heat alarm. There is a 43" smart TV with HDMI cable and the new occupier will need to sort their own internet - the hardware for Nowtv is present. There is now a comfier sofa than the one in the photos.

Although the street is scruffy the location is a great base to explore Edinburgh - Holyrood park /Arthur Seat/Holyrood palace/ Royal mile/Calton Hill are all close by. The walk to town enjoys beautiful views over the Edinburgh sky line and Portobello beach is an easy bus ride away. Very good local pubs and cafes in Abbeyhill and at the top of Easter Road. Leith Walk is a walkable distance away as are Sainsburys and Lidl. Edinburgh Waverley train station is just under a mile away.

The rent is £875 per calendar month not including bills
Council tax band B

The damage deposit is £600.
