Double room in 2 bed flat

Hello, I have 1 double bedroom available in my flat. Rent is £470/month plus bills (council tax band D). The living room is very cosy and currently full of a large collection of houseplants. The kitchen (and fridge) can be small if two people are cooking, I tend to cook most days but usually it's okay to work around each other. There is also a pantry which contains the freezer and a bit of extra storage space. The flat is well insulated and has central heating so is not too bad to keep warm in the winter. There is a shared garden at the back of the building which gets a lot of sun (on the rare days it's sunny). The landlord is very nice and responsive to fixing any problems. The photos are a little old, it's mostly the same but some of the furniture in the bedroom was taken out and there is now a large desk.

The flat is in a great location close to Arthur's seat and the Commonwealth Pool, about 20-25 minutes’ walk from old town. There’s also a bus stop just around the corner so it's pretty easy to get around. There is permit parking on the street, and some non permit roads nearby for parking.

I'm currently mostly working from home with one or two days in the office, I'm ideally looking for someone who works in the office as that has worked well with my current flatmate. I appreciate having a peaceful environment, so I'm happy to have people over, but don't want lots of noise and parties all the time. I'm generally good at cleaning up and keeping things looking nice, so looking for someone similar. Unfortunately no couples and no smokers (even if only smoking outside) !

In my free time I play squash and go out and see friends or do things in the city (trying to make the most living here !). My preference is for a professional who is a vaguely similar age, but in general just looking for someone nice who I can have a good home environment with. Students are fine as long as willing to share the bills.
