Flat to Rent in Edinburgh City Centre

Hello everyone,
I’m currently looking for someone to take over my flat mates tenancy from the 1st March. He intends to leave on this date and it depends on how quick the letting agents want to move on with it all but just putting some feelers out now.

The flat itself is an unfurnished two bed property. The communal areas are already furnished with my own property, but the bedroom on offer will need to be furnished by yourself. (I will send photos of the room to those interested in a couple days as the room is a bit messy with flatmates stuff at the minute)

The rent is £437.50 each every month, then bills are around £130 extra. Rounding up to a total of £582 every month.
It is a mid market rental property so your yearly income should not extend past the £25,000 mark roughly.
Accepting students and professionals to enquire, but mostly looking for someone around the same age as myself (24 male).

Bit about me:
I’m a 24 year old male, coming towards the last few months of my last year of uni. I work in a bar in the city centre so work pretty much every weekend.
Outside of that I enjoy going for a pint and love my football. Most of the time though I’m just pretty chill and end up watching movies and reading a lot.
