A beautiful two bedroom ground floor flat with garden just off Dalkeith Road. I’m looking for someone considerate and friendly to rent the second double bedroom from around the beginning of May. Good proximity to Royal Infirmary and Edinburgh University.

I’m ideally looking for another professional to join me for council tax purposes. I run my own creative business and do not work from home. Ideally I’d be looking for someone else who also mainly does not WFH. I work at weekends a couple of times a month so if you work a Mon to Fri type of work pattern, you’ll get the flat to yourself during the day a couple of weekends a month.

The double bedroom is fully furnished, located to the rear of the property making it lovely and quiet. The flat is in very good condition having been fully refurbished in the last few years.

As well as the 2 bedrooms, there is a very large lounge with a dining table and three sofas, plus a large dining room with an additional sofa. The L-shaped kitchen is very well equipped including dishwasher, fridge, freezer, microwave, electric oven and gas hob, washing machine. The kitchen has a door leading out to a small, private patio area with a table and chairs and a washing line. There is also a small front garden. One clean, modern shared bathroom with a bath and over bath shower.

The flat has three large cupboards and a damp proofed cellar, so loads of storage space.

Not a party flat, I am looking for a fairly quiet housemate but for it to be a to be happy, relaxed, sociable home. There is also plenty of room for everyone to have their own space in what is a lovely flat. I would like someone who will help look after the place, to keep high standards in keeping the place clean and tidy and to basically treat it like their own.

When I’m not working I enjoy being outdoors, walking in the local hills or along the coast. I like meeting up with friends, meals out occasionally, cinema visits, or just a good stomp round Arthurs Seat, especially as it’s so close. At home I like to relax with a good film or a decent box set. I read a lot and also bake a bit or sew my own clothes to relax. It would be great to share with someone who enjoys the occasional shared meal, quick post work kitchen chat, a good laugh and who is just generally friendly whilst also respecting us both needing a little of our own space too.

Wifi is included with rent, but council tax and gas/electricity are not. Gas/Electric currently £90 per month per person.
