Lovely room in a nice flat next to Holyrood palace

The room :)

Hello! I’m renting out the second bedroom in my flat – I’m very flexible about move in date (and most things really), anytime in April or May should be completely fine, you can stay for a short time or up to 1 year-ish. Pets are welcome too.

It’ll be sharing with me; my name’s Aidan, I’m 25 and moved to Edinburgh about 1.5years ago – been loving it so far!
I bought this flat back in September 2023, and have been building it up and sorting it out since then – now it’s ready for a flatmate.
There is some decoration still to be done, so I’m happy to change up this spare room as you like too.

The location is Tytler Gardens, right next to Holyrood Palace – 1 min walk to Holyrood Park (Arthur’s seat), 5mins to Easter Road, 8mins walk to Royal Mile, and 20 mins walk to Waverley. Parking is available – I’ve got a residents parking permit which I don’t use.

As a bit about me - I’m into yoga, lots of sports, hikes & getting outside, gigs & music, and just going out and socialising. I work office hours as a software engineer (in the office), but usually out & about outside of office hours.

It would be ideal to have a pretty social flat where we chat, eat together, go out every now and then, have some drinks, etc & just in general do stuff together.
Students or working professionals are welcome. Ideally, you’d be a bit clean and tidy - I ensure things are put away and cleaned up etc, but I don’t bother keeping things always shiny & sparkly. Hope you’re aprox the same.

Also, I’m vegan and so this flat has been a vegan household since I moved in – it could be cool to keep it that way. But it's preference not a hard requirement - if you’re not vegan, don’t worry we could probably come to some agreements alright 😊.

Quite a lot of things in the flat are new; the furniture and the radiator in the bedroom and all brand new - and more new things, renovations and decorations will be happening (potentially with your input).

I want this flat to be safe space and is very much LGBTQ+ friendly and is welcome to anyone of any background.

As for bills, these are:
- Council tax band D
- The flat is electric only (no gas power) – bills have been £80ish per month.
- Factor fee - £30 per month (need to double check!)
- Broadband - £21 per month.

And these would in general be halved between us, though council tax may not apply to all / can be discounted in some circumstances.
