Hello all, accessible room for rent,

I have a room available in East Pilton on either a short term or long term/permanent basis. This isn’t your average situation; I’m looking for someone who matches up well with me and is okay with living in a household with a lot of people coming and going. The flat has step free access and strong preference will be given to people needing that. It also has a partly adapted bathroom and a fully adapted ensuite wet room for my bedroom you’d be welcome to use – more details on request.

Rent by default is £400pcm + bills which are negotiable but around £100-£150, but both are negotiable in need/ if you are willing to help out, I do not have a TV license do to BBC’s general transphobia so please either don’t watch live TV or buy a TV license.

Note: the art/ceiling decorations can be removed we just didn’t have time to do it today 😊

Sort of person I am:
· Queer, trans, non-binary, poly, disabled, ambulatory wheelchair user, crazy, intersectional feminist, lapsed vegan due to my health issues, lefty.
· Outgoing and sociable but really struggling to get out of the house both due too my disabilities, too a wheelchair failing and due to ableism on public transport making that anxiety inducing to use. I hope to get out more soon in a new wheelchair.
· Very much neuro-divergent/neurospicy, generally as silly and accepting as they come, literal thinking with a ridiculous ability to misread situations but (I would hope) generally the best of intentions.
· Board gamer, computer gamer, lapsed book worm and artist, always geek, nerd and a bit of a pedant (though I try not to be).
· Semi recently moved to Edinburgh from England (best decision ever), flat owner (with mortgage), cat human to two very friendly cats and one visit dog (border collie of one of my Pas).
· Over 40 and happy living with a wide range of ages.
· Not much of drinker, not at all party/club goer but very social in more board gaming/coffee/queer meetups kinda way.
· Use medical cannabis.

Sort of person I am looking for:
· Queer, trans, disability and neurodivergence friendly and knowledgeable.
· Non-smoker (I’m a severe asthmatic and cigarette smoke is a bad asthma trigger so this is pretty non-negotiable, vaping *might* be okay, especially outside the flat. Same applies to very regular guests)
· Is anywhere from an introvert to an extrovert who has guests over regularly.
· Is not a party animal/heavy drinker.
· Doesn’t mind that between (at least) twice daily PAs and friends and partners visiting and board games and other events and social worker etc visits there are a fair few people coming a going from the flat.
· Is or isn’t bringing animal(s) with them but both human and animals must be cat and relatively dog friendly.
· Keep in mind that the flat is very much tailored to me and my needs – it will be your space too of course but some people may find it hard to feel that way, on the upside - it's adapted for access so someone who needs mobility aids may find this useful.

What I can offer:
· A small-medium double bedroom with negotiable rent – as long as I’m not actively out of pocket on council tax and bills I’m good.
· Includes double bed, built in wardrobe and storage (please see photos) you are welcome to add things yourself. Note, I’ll probably be switching out the underbed storage as it doesn’t fit under the bed fully.
· Use of the shared spaces – a large living/dining room, a medium sized kitchen, including a second fridge/freezer for your personal use and a limited amount of space for your food (I have plenty of cutlery/crockery etc), a moderately (ghibli themed) accessible bathroom. (Photos coming shortly, it’s a bit of a mess now but we are finishing decluttering), art/office room, balcony with lots of (neglected currently) plants. Access to my ensuite wet room if baths don’t suit.

What else?
· I will want a deposit if possible, the amount is negotiable and I can see if I can put it into a scheme – not required for lodgers but something I’m happy to do if possible.
· There will be a (very simple) lodger contract which we will both sign and keep copies of.
· The flat is home automated to a good degree – the amount in the bedroom being let is limited but you will be given access to the home automation though you do not have to use it if you don’t want.
· If possible yourself or via PAs/paying for cleaners take responsibility for a share of keeping the flat clean and tidy.
· If you are able I may ask for help if I am ever without a PA due to all my Pas being unavailable (about once a month at the moment)/in an emergency, this is entirely optional but would be appreciated if possible and would be open to negotiating lower bills/rent if so.
