There will be a double room available in our flat as of 5th May 2024. The flat is spacious, gorgeous and centrally located along Lothian Road. 

We are 3 young female professionals seeking another young female professional to match the dynamic of the flat. Unfortunately, for council tax purposes we are unable to take a student. We are unable to accept applications for male flatmates or couples.

This is a relaxed and friendly flat. We enjoy chatting with each other, but also enjoy our independence and free time. We are seeking out someone who is responsible and considerate. We are keen to find someone who is easy to get on with and will be thoughtful of other flatmates. We like to look after the flat, keep communal areas clean, and keep everything in good repair. We have a nice relationship with our current landlord and are keen to maintain this by demonstrating that we look after the property well.

As mentioned, we are all working professionals. 1 of us does hybrid working from home and working from the office. 2 of us work from the office.

About Rent and Bills
The following information is accurate as of March 2024.
There is always the chance bills could increase slightly over the course of the year. However, this should provide a rough estimate.

Rent is 595 GBP each per month
Sky Broadband is 9 GBP each per month
Gas and Electric is currently 47.55 GBP each per month** - this can fluctuate so please be prepared to pay more
Council Tax is 49.75 each per month
TV License is paid for already (expires Dec 2024)

Therefore approx. cost per month is 701.30 GBP each, accurate as of March 2024. Please be aware that some of our bills such as gas and electric could increase slightly in the new financial year - this is not something we have control over. If you accept this room, please ensure you would be able to afford these potential increases in monthly expenditure.

About the room:
The room available is a cosy double room, with high ceilings and a large window. It faces out onto Lothian Road. There is a small wardrobe, desk, under-bed storage and shelving under the window. There is also additional wardrobe space and shelving outside the room. If the desk isn’t needed, this can be moved to the living room.

About the flat:
The flat is modern, clean and well looked after.

There are 2x bathrooms - both with showers, and 1 bathroom also has a bath.

There is a wonderful kitchen with a gas cooker. There is a fridge/freezer. There is good storage including a pull out pantry and some cupboard space. 
We even have a partial view of the castle from the kitchen window!

There is a washing machine and dryer, although we try and keep dryer use to a minimum to keep gas and electric bills as low as possible.

There is a small living room with a couch and desk. We have a flat screen smart TV which can access things like netflix, amazon prime, iplayer etc. 
We have already paid for the TV license for this year.

About the location:
The location is extremely central, located along Lothian Road.
We are about 3 minutes walk from the west end of princes street; which means we have excellent connections to the tram line and airport bus. 

It is about a 15 minute walk both to Haymarket and Waverly Train station. We are about 10-15 minutes walk from the Meadows, and about 10-15 minutes up to the Castle/Royal Mile. 

If you want to live centrally-it really can't get much better than this. We are well connected to a number of bus lines.
