I am leaving Edinburgh at the end of June beginning of July because I am moving back home to Canada. My current flatmate is a 27 year old man also originally from Canada. The rent per month is 500 pounds plus 128 for council tax.
The flat itself is in Newington and quite safe. We also have a Sainsbury around the corner plus a lot of great food spots. An eight min walk away gets you to many major bus routes in case you'd need to commute for work!
The current flatmate is a professional so would prefer other professionals for council tax purposes. Our flat is very chill and with the rooms and shared spaces its super easy to be social but also have time to yourselves.
