I am looking for a flatmate to share a lovely, spacious two-storey flat located in Holyrood Road. The flat has a large and fully-equipped kitchen (washing machine, oven, microwave, gas stove, fridge and freezer, and cabinets) and living room as well as a study. The room advertised has a double bed, bed-side table, double-glazed windows, and plenty of storage space.

I'm happy to share more photos or a video of the flat and would encourage you view in person.

Location:
The flat is very conveniently located: it has great bus links with a Tesco and Asian grocers just opposite, and Nicolson Street a ten-minute walk away. It is also a two-minute walk from Holyrood Park.

Bills:
The total rent, utilities, and council tax are split equally.
The total rent is £1200/month (£600 each).
The electricity and gas bills can vary depending on the month and usage but during summer tends to be between £60-80/month (£30-40 each).
The internet is £22/month (£11 each).
The flat is on Council Tax Band B, which averages as £130/month (£65 each).

About me:
I recently completed my undergraduate degree at the University of Edinburgh and will be starting a new job soon. I'm 24, friendly, clean, and respectful of private spaces. I love to cook and am happy to share meals on occasion.
