The property is split into two levels - three double bedrooms on Level 1 and an attic conversion with two double bedrooms on Level 2. Both levels have their own self contained kitchens and bathroom. One of the bedrooms on Level 1 has a private ensuite, which is in the room that is now coming available on December 15th. The attic conversion above has its own separate lockable fire door to its own living space above with separate kitchen and bathroom so we won't be using your facilities downstairs but we love people and are always here to chat or help if you want.

It took four years to get a property on what we think is one of the most unique streets in Edinburgh. Quiet, epic views of the King's Holyrood Park, no houses or flats can be built to obstruct the view or access to the Park for nature walks and to chill out after a hard day. Great for exercise, keeping fit and all the gyms nearby too (Commonwealth Pool 0.3 of a mile with a 50m pool and great facilities, University gym 0.6 of a mile etc).

The Level 1 kitchen is very well equipped with five burner SMEG range cooker and SMEG hood, SMEG dishwasher (full size), top of the range SIEMENS washer dryer (full size) and a large Samsung American Fridge Freezer.

Bills are separate and split equally. between the number of people occupying the two levels of the flat - currently 6 adults. We have a new HIVE thermostat coming to better control energy usage when not needed.
