Room for rent with parking

Hi I am moving out at the end of January so I am looking for someone to take over my room near Easter road. The flat is a spacious 2-bedroom which you'll be sharing with my flatmate Annabell.
The flat comes with a private residents parking for which the room comes with a parking permit included.
The flat has a shared living room, a kitchen, a bathroom as well as plenty of storage space. Most of the furniture is included except the 1 self standing bookshelf, the light by the bed, and the ironing board in my room. The clothes rack in the living also doesn’t come included. The kitchen comes semi equipped with utensils and pots etc.
The heating and electricity is pay as you go card for which you can top up at Londis on Easter road just around the corner.
Council tax is band C which you will share with the other tenant.
To rent this room, you will need to sign a new contract between the Landlord yourself and Annabell, and appropriate checks will need to be carried out and you will require a UK guarantor.
