Cosy Double Room Near Haymarket

A cosy double room is available in our friendly flat, furnished with a small double bed and two shelves. The flat has a shared bathroom, kitchen, and living room, which you’ll share with one other person (late 30s, F).
We’re looking for someone who is clean, tidy, and responsible. Professionals preferred, though mature students are also very welcome:)
The location is fantastic, it’s just a 5-minute walk to two bus stops and 10 minutes to Haymarket Station, with plenty of supermarkets and local amenities only a short walk away.
Council Tax Band D.
Bills are not included: Internet 17.5 + electricity bills + council tax (if you’re a professional)

Please note: the bed and mattress are not part of the landlord’s furnishings. They belong to me and will need to be purchased by the incoming tenant on move-in (both were bought new in August). Once purchased, the bed and mattress will be your property, and responsibility for their removal or disposal will lie with you when you move out. I’m happy to discuss the price, just wanted to be fully transparent!
If you’d prefer not to buy the bed, the room can also be offered unfurnished, I’m happy to remove the items if needed:)
