Two Double Rooms Available – Albion Gardens, Edinburgh – Available 1st April

My current flatmate is moving out, so I’m looking for someone to join me in our bright and modern 2-bedroom flat.

The flat has a spacious open-plan living and dining area with large windows, plenty of natural light, a fully equipped kitchen, and a comfortable shared living space. It’s a relaxed, homely environment rather than a party flat.

Rooms:

Large double with ensuite – £600/month

Smaller double – £550/month (main bathroom access)

Bills (per person): approx. Energy £50 (seasonal), Council Tax £86, WiFi £23.

Looking for someone in full-time work, tidy, respectful, non-student, non-smoker, no pets. Move-in 1st April, viewings throughout March. Must provide 3 months’ payslips and reference check.

I’m pretty chilled and looking for someone similar. I work Monday to Friday in the office (normal working hours).

I’m fairly nerdy — into gaming and the gym — and enjoy a relaxed, clean, and respectful home environment.
