Double room available next to Holyrood Park

My current flatmate is relocating so i'm looking for someone to take his place from April 1st

Located right on the lip of Holyrood Park, the flat is a 20 minute walk to the centre and every window gets some great views of Arthur's Seat and the surrounding greenery. It's is also a sub five minute walk to the nearest bus stops in/out of the city, a five minute walk to the Meadowbank Sports Centre and a ten minute walk to Meadowbank Shopping Park (the grocery run is very easy). It's a nice, safe area right on the doorstep of some lovely scenery

-The room comes furnished with a wardrobe, drawers, double bed, plenty of space to add/re shuffle any deco and those great, high Edinburgh ceilings we all love

- straightforward, clean bathroom with a radiator, storage space under the sink and a decent shower

-The shared areas include a lounge which is similarly spacious, bathroom and kitchen. The kitchen has plenty of cupboard space, washing machine, dishwasher, fridge/freezer, oven/electric hob, kettle, microwave, all the essentials including cutlery, plates etc which you would be welcome to add to

-Rent comes to £650 per month, per person
-Bills and utilities (electric and gas, council tax band D, broadband) fluctuate but are averaging around £80-£85 per person, so all monthly costs are in the region of £730-£750 per month
(students welcome but would need to contribute to half of the monthly bills)

-You would be sharing with myself (Jake, hello), an Art Theory graduate currently working as a hotel manager but with a PhD in literature in my sights for the near future. Very chilled out flatmate. If i'm not at work (roughly office hours), i'm usually reading/writing, exercising, drinking too much coffee and reading some more. Looking for someone similarly relaxed to share this nice little spot with, so if you're interested, drop me a message with some info about yourself and we'll go from there :)

-The flat will be undergoing some maintenance/improvements so current images may differ slightly compared to the move in date, which may also come with a slight increase in the rent but can provide an update when i can
