I'm looking for a professional to take over my tenancy from the 1st of April in a well located 2 bed, top floor flat in Newhaven, with incredible skyline views of Edinburgh castle and Arthur's seat. Lived here almost 4 years now, and very sad to be leaving.

- Deposit £575 (via safe deposit Scotland)
- Rent £575 PCM (paid on the 1st)
- Bills ~£160 (~£89 Council Tax Band B, ~£18 125Mbps Virgin Broadband, ~£50 Gas/Electric Octopus)

The flat has great transport links, including the 7, 11, 16, and 17 buses, as well as the tram all within 5 minutes’ walk. There are also great walking and cycling links via the Hawthornvale Path, which is on our doorstep, aswell as on street parking. There's plenty of cafes in the area, a 24h Asda round the corner, as well as a Lidl 10 minutes down the road.

The flat itself is quiet and would best be suited for a young professional, though students are welcome to inquire.

The room comes furnished with mirrors, a double bed, the tall white drawers that are in the cupboard. (which itself is a good size.)
