Room available in Leith flat

I'm looking for a new flatmate for my two bed flat. The room that is available is 4.37m by 2.50m and comes furnished with a large wardrobe, bedside table and bed. There is a bathroom (toilet, shower, and bath) in the flat that will be yours to exclusively use as the other room has an ensuite. The room has blackout curtains so there is no light at night and it backs out onto a quiet area.

I'm an aerospace software engineer and I often work from home in the living room. The photos attached show the original listing photos but we have shifted some furniture around. There is now a TV in the living room and the living room has a dryer and two desks. One of the desks is mine and the other belongs to my current flatmate - if you would like it then that can be left behind.

The rent is £750 per month. The broadband is £10.50 per month per person and the remaining gas, electricity and council tax bills usually come to around £140 per month per person. The council tax band is C and the EPC rating is B.
