Double bedroom in 3 bed flat in Newington

I'm moving out of my lovely 3 bed flat on South Gray Street, Newington and looking for a replacement tenant to move in before summer (start date flexible, available now).

There is a shared bathroom and kitchen with lots of storage. Fully furnished and comes with a desk, table, wardrobe, etc.

The rent is £700 per month, plus bills which are usually £20-40/month. The flat is a 15 minute walk from George Square and Kings Campus. The main bus route going down Newington Road is a 1 minute walk away. There's a shed for bike storage if this applies.

The other two flatmates are second/third year female STEM students, who enjoy spending time cooking and eating together but also alone time. Preferably looking for a female student!
