Room Available in Abbeymount

The flat:

We have a room available in a beautiful HMO ground-floor flat in Abbeymount in an amazing location for shopping and accessibility around the city. The flat is a traditional Edinburgh-style building but rather than being a tenement flat, it is a unique small house split into a ground flat and upper flat.

The room a double sized bed, wardrobe, chest of drawers and a desk at the window. We have a modern bathroom and working kitchen appliances + a washing machine. There is ample storage as the flat has an added 'garage'.

The flat is located a 5-minute walk from Meadowbank shopping centre, a 15-minute walk from Waverly station, and a 20-minute walk from Edinburgh University (the 35 bus stop is directly outside our door, which takes you directly to Futures Institute). Also situated at the top of Easter road which is packed with independent shops and doctors/ pharmacies.

Located near both Carlton Terrace Brae and Brunton Place, it is right beside most bus routes making it very easy to either travel into Edinburgh or out without needing to change buses.

Flat consists of three female, friendly students currently enrolled at the University of Edinburgh. We are all third-year humanities/ arts students.

Who we're looking for:

Ideally, we would be interested in female students in 3rd/4th year (not a deal breaker though) looking to rent somewhere from May 2026 onwards. As the flat is a HMO we are on a rolling tenancy, so there is no specific contracted end date.

We are all very friendly, social and active within different areas of uni life (both sports and academically) however quiet and tidy within the flat. We love baking flat biscuits to share <3
