Double room with private bathroom for rent

Hey! Looking for someone to fill my room in a 2-bed flat in Abbeyhill/Meadowbank area from June onwards.

I’m graduating this year so looking for someone to take over my tenancy from around June 1st, but flexible with dates. It’s a lovely flat with amazing views from the bedroom (pic 4) and living room onto holyrood park and Arthur’s seat. The room is pretty big, and comes with wardrobe/bed/bedside table/set of drawers (white ones not included). Full bathroom to yourself with a bath/shower, toilet and sink (flatmate has an en suite so don’t need to share bathrooms!). Large living/kitchen area with a dining table, sofa and breakfast bar seating. There is a spare single bedroom at the back of the flat that we currently have our desks in and a bit of extra storage so great for studying etc!

The flat is a 5/10 min walk from meadowbank shopping centre which has a big Sainsbury’s, Lidl, gym, home bargains, b&m, Costa and KFC. It’s about a 20 minute walk into town and very well connected with buses into the centre/to the uni. It’s also a 30 second walk from holyrood park and Arthur’s seat.

You’d be sharing with a 23 year old female from Aus, halfway through her 2 year law masters so will be in the flat for another year. She is amazing - very chill, loves country music, art and all stuff like that !! (Bonus points if you like matcha)

Rent is £850 pcm, bills are around £100 on top of that but depends on summer/winter months.

Looking for a female to take on the room, preferably a student for council tax reasons (unless you’d be willing to pay council tax completely on your own, as flatmate is also a student).
