Double room in quiet neighbourhood, inc. bills.

Hello, my housemate is moving out, so I am looking for a new person to come and live in my home, from February 15th. Its in a quiet neighbourhood and is close to great bus links (5, 4, 21, 26, 45, 107, 113, 124, 44). It's a 20 minute bus ride to the city centre. It is in between Holyrood Park and the Portobello beach (both about 15 minutes walk away). Figgate park is around the corner.

I have a double room for rent with double bed, bedside table, wardrobe, chest of drawers and book shelf. There is a kitchen with washing machine and fridge freezer. You would have access to a spacious lounge with tv and comfy sofas! There is also a dining room which you would also be free to use, and has previously been used as an office. It now has a futon in it, which we use when guests come to stay.

I have a double drive and a garage, which you can use if you'd like, at the back of the garage is a yard with a swing seat and a fire pit. There is a large freestanding bath upstairs you can use from time to time too.

I am looking for a professional to live with my housemate and I. We are neat and tidy people. I like to have quiet nights at home but also like to be sociable with friends, going out for drinks or having people over for dinner or games nights. I'm not in the house that much as I work in Fife as an Art Therapist.

I offer a monthly rolling contract, however most people coming to stay with me make it home and stay a few years.
