Bedroom 3 (furnished) of a ground floor 3 bed flat is available for let from 2 January 2021. Bedroom 3 (4. 1m x2. 27m) is a large single size/small double with a 3/4 bed (slightly narrower than a full double bed). ** Room refurbished in April 2019 **

The share of the rent for the room is £400 per calendar month (exclusive of share of council tax and other bills - gas, electricity, virgin broadband internet).

You would be sharing with 2 professionals in their 20s, and replacing their current flatmate who is leaving Edinburgh at the end of 2020.

**Please note, the remaining flatmates' strong preference is for another professional to share with, or - for anyone who is themselves exempt from council tax (e. g. a postgrad) - to be prepared to pay a third share of the council tax with them. This would equate to £49.63 per person per month in band D (see below for council tax band details).**

A bit about the flat: the flat is an HMO licensed 3 bedroom ground floor flat in tenement block in Newington Area of South Edinburgh (EH9 3ED).

This flat is pleasant quiet and furnished - including double beds and desks as well as usual furniture such as wardrobes in each bedroom. It is HMO licensed for 3 people (we are registered as an HMO landlord). It is located a convenient 5 minutes walk from Edinburgh university Kings Buildings. Its location is ideal for students or professionals.

The flat is double glazed throughout, has a large modern kitchen with small separate sitting area, and separate pantry with fridge freezer & washing machine, gas central heating and gas hob. It also has a microwave and rather large amount of cutlery and crockery, pots and pans available already in the kitchen. It has super-fast virgin broadband internet.

The bathroom has a shower, washbasin, toilet (but it has no bath). The EPC rating of the flat is E (certificate available as pdf ), and it is council tax band D.

The flat benefits from free on-street parking, bus route 42 goes from end of road directly to Princes Street. Plenty of local shops very close, but also walking distance to Cameron Toll shopping centre with big Sainsburys (0.8miles) , and to the commonwealth swimming pool (1.2 miles); Princes street is 1. 7 miles away. The shared garden is at the back of the property, enclosed by the tenement buildings on all sides, so is private.

As the flat is council tax band D, the annual council tax for whole flat (including water and sewage) is £1,786.70 for 2020/21 (£148.89 per month for the whole flat). As you would be sharing with two other professionals who are not exempt from council tax

An approximate estimate the bills other than council tax (which comprise gas, electricity and wifi) are approximately £50 each person per month.

We will be asking anyone viewing the flat to take usual covid-19 safe precautions (wearing a mask during the viewings and maintaining social distance).
