Flatshare with great views just off the Royal Mile

This room is potentially available from April 5, but certainly in the week after (the current flatmate is flexible with his moving out dates).

What you would be getting: A flatshare in central Edinburgh in a nicely decorated flat in a quiet corner of town, with great views in all directions, Holyrood Park and Arthur's Seat on your doorstep. You'd be sharing with one other person, myself.

The rent is 520 GBP plus bills and CT, altogether about 680 pounds all included. We have a small guest room. which is primarily a guest room for friends who want to visit, but on occasions is rented out during the week, the proceeds are shared 50:50.

About me: I work at uni, enjoy going for a run in the park, I'm a keen traveler, breadbaker, and I'll make us the occasional Neapolitan-style pizza.

I am looking for a nice balance between hanging out and having a chat / dinner occasionally, but also value my own space. You should be looking for a similar kind of balance.

Kind of goes without saying, but you should be willing to cooperate on the different household responsibilities, keep things tidy, wash your dishes, help with cleaning the flat etc.

Practicalities: The room has a double bed, a desk and plenty of storage space. The view is to Calton Burial Ground, one of Edinburgh's famous graveyards. There is also a (shared) back garden that looks glorious when the trees are in bloom in the spring.

We share a medium-sized but very convenient kitchen and spacious (-ish) living room. Bus stop is one minute walk (No. 35), 5-7 mins to London Rd with many more connections. Waverley station is 10-15 mins walk away, George Square 20 to 25 mins. Shops are 8 mins (small Tesco, Scotmid, Iceland), 12 mins (big Sainsbury's, big Lidl) walk.
