Double bedroom to Rent

Hello everybody,
Our flatmate is moving to a country with a better weather than the Scottish one, therefore we are looking for a new person to take over the room.
So, first of all a bit of info about the two people you are going to live with:

I am Andrea, a 28 years old guy from Italy and Jess is a 29 years old girl from Switzerland. We are both doing a PhD in Chemistry and currently on our last year (so yeah there is an impressive amount of coffee in the flat). We spend most of our day in the lab but we are happy to share some moments together as having dinners and waching tv-shows.

Who are we looking for?
Well, we are ideally looking for a PhD student (or professional willing to pay council tax), sociable, respectful of each other’s privacy and tidy. We are not cleaning OCD (but very close to it :D) but we like to keep the flat tidy. We would like to have someone that do not see the flat only as a place where to sleep but as a proper home :)

And what about the flat?
The flat is in a very central area nearby the Usher Hall Theatre (lothian road). There are plenty of shops, supermarkets and café in the area. It is also well served by buses since you can be in 20 min by bus to the King’s building area or to the central campus in 15 min by walk.
Please keep in mind that the flat is located over a pub so during the week ends it is quite noisy until 1 am (but you can enjoy live music without the trouble to find a table at the pub), then if you are a noisy sensitive person it is honestly not the best choice for you.

The room is a double bedroom, the rent is 368 including internet but bills excluded which usually come around 15-25£ a month (depending on the season and on the heating usage).
It will be available from April 23rd.
